Sources / Coverage limits
What our rental data does not cover.
HousingFeed covers long-term US rentals published by property managers and owners on their own websites; furnished rentals, rooms in shared homes and voucher-friendly listings are thin. Measured on 20 October 2026: 33,808 live listings (3.5%) are furnished by field or text, 97 are typed as rooms, and 9,854 (1.0%) mention Section 8 or housing vouchers in their text.
Updated . Live US listings in the Display Feed, verified at the source within 30 days, one row per unit.

Furnished rentals.
1,386 listings set the furnished field because the source states it; another 32,422 say "furnished" in the description, found by pattern matching that skips "unfurnished" and "not furnished". Most furnished and corporate housing in the US is listed on specialist platforms we do not include in the Display Feed, so if furnished stock is your core product, treat our coverage as a supplement and check your cities in a sample.
Rooms in shared homes.
97 live listings are typed as a room. Room listings are mostly published on consumer portals, which never enter the Display Feed, and managers rarely publish them on their own sites. Where a manager does, the record is typed as a room so you can exclude it. We do not offer a rooms feed.
Vouchers and income-restricted housing.
9,854 listings mention Section 8 or housing vouchers in their text, after removing phrases such as "no Section 8". A mention is not proof that a landlord accepts vouchers today, and many that do never say so in the listing. Housing programs should confirm acceptance with the manager. Customer JSONL files also label income-restricted and age-restricted (senior) communities where the listing says so; no label means no evidence, not "unrestricted".
Not covered at all.
- Listings outside the United States, for display.
- Short-term and vacation rentals.
- Homes for sale, MLS feeds and sold data.
- Rent estimates and valuations: we deliver asking rents as published, not modelled values.
- Real-time availability: sources are verified weekly.
- Units listed only on consumer portals, which is where many individual landlords advertise.
Three real records.
Picked by a fixed rule from three different cities on the 2026-10-20 export, trimmed to the columns this page is about. A sample request returns full records for your cities.

Field names in the API and files.
The same names appear in the Feed API, JSONL files and the keyless sample endpoint. A field is null where the source does not state it; we never infer a value.
| Field | Type | What it holds |
|---|---|---|
furnished | boolean | True only where the source states the unit is furnished. |
granularity | string | room where a manager lists a single room. |
property_type | string | apartment, single_family, room and others. |
description | string | Listing text; where voucher and furnished wording appears. |
income_restricted, age_restricted | string / boolean | Customer JSONL files: restricted housing where the listing states it; null means no evidence. |
What is missing.
- Furnished stock from specialist corporate-housing platforms is not in the Display Feed.
- Rooms and sublets from consumer portals are not in the Display Feed.
- Voucher acceptance is never confirmed, only mentioned when the listing says so.
- No international listings for display, no short-term rentals, no sales.
Display terms for this field.
The standard Display Feed terms apply here too: credit the publishing manager or owner, link to the listing and route enquiries to the source. If you label listings as voucher-friendly from the text flag, say it comes from the listing text and ask renters to confirm with the manager.
How this was measured.
Counted on the saved database export of 2026-10-20 using the same eligibility rule as the Display Feed: US listings from manager and owner sources, verified at the source within 30 days, with each unit counted once even when several sources list it (966,368 listings). Text-derived counts are pattern matches on the listing description and amenities, and are labelled as such. Figures are a dated measurement, not a live availability guarantee.
