The Display Feed is a licence to show manager-published rental listings inside your own product, with attribution and a link back to each source. The Data API is not a display licence. This page explains the grant; the standard terms are the contract.
Every displayed listing names the publishing manager or owner as the source. Attribution is not removed, obscured or replaced.
Every displayed listing links to the source URL in the record, the manager's own page. Photos are shown by reference to the URLs in the feed; no re-hosting, no watermarking. Caching for performance is agreed in writing.
Enquiries on a listing go to the source listing or the contact it publishes. HousingFeed does not intermediate leads and takes no revenue share.
Plus freshness: you display only records whose status is live and whose last verified date is within the window in your order form (default 30 days, aligned with the feed), and you remove delisted records on your next sync. Each listing in the Display Feed was published by a property manager or owner on their own website or leasing software, to be seen by prospective renters. HousingFeed collects it there, normalises it, and licenses its display with the source named and linked. Listings that originate on consumer portals or aggregators are excluded by design and cannot be added: those rights belong to the portal, not to us. That exclusion is structural, an allowlist of manager-direct sources, not a filter that can leak.
For comparison, the other routes to displayable listings each carry their own terms: MLS feeds under IDX or VOW rules for licensed brokers, portal partner programmes on the portal's conditions, syndication networks that distribute a broker's own listings display-only. Scraping a portal comes with no display right at all. The Display Feed is the route for a product that is none of those things: a new marketplace, a housing app, an assistant, that wants inventory it is allowed to show.

No. The Data API grants internal use: research, analytics, internal tools and model evaluation within the general terms. Showing listings to your users requires the Display Feed licence, which is a separate agreement with its own scope and fee.
Photos are displayed by reference to the URLs in the feed and are not re-hosted, altered or watermarked. If you need local caching for performance, it is agreed in writing in the order form.
Not under the Display Feed. Training, fine-tuning or evaluating models is excluded except for models used solely to serve your own product under the licence (ranking, search, recommendation, translation of the listings you show).
No. Resale, sublicensing, redistribution as a dataset or API, and white-labelling are excluded. Your own inventory, submitted to you directly by landlords, is yours and outside the agreement.

What the licence does provide: per-source disclosure of how each source in your scope is collected and any access restrictions it declares, the right to exclude any source, timestamps on every record, and a seven-day takedown.
