Plain-English terms for using HousingFeed data. Using the API or this site, or receiving data from us in any form, including file exports, samples and feeds, means you agree to them.

HousingFeed is a trading name of Simple Studio B.V., a private limited company incorporated in the Netherlands. Simple Studio B.V. is the party you contract with under these terms, the party that invoices you, and the controller named in our privacy policy.
Simple Studio B.V. is registered in Amsterdam, the Netherlands, under KvK number 99826569 (RSIN 869149362), VAT identification number NL869149362B01. Registered address: Van Walbeeckstraat 21 H, 1058 CG Amsterdam, the Netherlands.
HousingFeed provides rental listing data aggregated from public property platforms and portals, normalized into one schema and served through an API. You may use it to build and operate your own products, research, and analytics.
Listings come from third-party public sources and change constantly. We work hard to keep the feed accurate and fresh, but we make no warranty that any listing is complete, current, or error-free, and figures derived from it (medians, percentiles, $/m²) are indicative, not an appraisal. Don't rely on it as the sole basis for a legal, financial, or lending decision.
You're welcome to use the data inside your own product or analysis. You may not resell, redistribute, or republish the raw feed as a standalone dataset, or present it as your own data product, without a written agreement with us. Building something that adds real value on top of the data is exactly what it's for; reselling the feed itself is not.
Use the API within its documented limits and don't attempt to disrupt or overload the service. Respect the terms of the underlying source platforms. We may suspend access that abuses the service or these terms.
You may use Data API output to build and run your own internal tools, including retrieval systems, evaluation sets and benchmarks, and you may query the API from an automated agent on your behalf. You may not use the data to train or fine-tune machine-learning models, and you may not display it publicly or redistribute it, whether by a person or by an agent. Under the separate Display Feed licence, a licensee may additionally index, search, rank, recommend and translate the licensed listings with AI-assisted methods inside its own product, and may not train models on them beyond models that only serve that product. One rule across both products: the listings are shown to end users only under a Display Feed licence.
Need bulk exports of the database for research or internal tools? Those are available under a separate agreement; email hello@housingfeed.com. Resale, sublicensing or redistribution of the data as a dataset is not offered under any agreement.
If you want to publicly display listings to your own end users, that is a different product with its own agreement: the Display Feed, a direct-from-source feed licensed for display with attribution. Its standard terms are published at Display Feed licence terms.
Your right to use HousingFeed data lasts only as long as you have an active relationship with us: a subscription, a trial, a sample period or another agreement. When it ends, for any reason, you must remove all HousingFeed listings from your products, websites and apps within 7 days, and delete every stored copy, including archived, retired or hidden records, within 30 days. On request, you will confirm in writing that you have done so. This applies to all data you received from us, however it was delivered.
To the extent permitted by law, HousingFeed is not liable for any indirect or consequential loss arising from use of the data or the service. Our aggregate liability is limited to the lower of the fees you paid us in the preceding 12 months or €25,000.
These are our general terms. If you also hold a separate written agreement with us, an order form, a Display Feed licence, or an enterprise agreement, that agreement governs the product it covers and prevails over these terms wherever the two conflict. Where more than one applies, the order is: the order form first, then the specific product terms (such as the Display Feed licence terms), then these general terms.
These terms are governed by the law of the Netherlands, and the courts of Amsterdam have jurisdiction over any dispute arising from them.
