Display Feed Licence Terms

The standard terms on which we license the Display Feed to a platform that wants to publicly display rental listings. Scope, territory, cadence and fees are set in an order form; these terms are the rest of the agreement.

Licensor: Simple Studio B.V., a private limited company incorporated in the Netherlands, trading as HousingFeed ("HousingFeed").
Partner: the party licensed under a signed order form referring to these terms.

1. What is licensed

The HousingFeed Display Feed: rental listings that landlords and property-management companies publish on their own websites, collected directly from those sites and normalised into one schema. The feed contains only this direct-from-source inventory. Listings that originate from consumer portals or third-party aggregators are excluded from the Display Feed by design and cannot be added to it.

Each record includes: address, coordinates, rent, bedrooms, bathrooms, size, availability date, description, amenities, photo URLs, the source URL where the listing was published, the date the record was first seen, and the date it was last verified live at source.

2. Grant

HousingFeed grants Partner a non-exclusive, non-transferable, revocable licence, for the term and within the geographic scope agreed in the order form, to:

• display Display Feed listings, including descriptions and photos, to end users of Partner's consumer-facing property-search products (web and mobile);
• index, search, rank, recommend and translate Display Feed listings within those products, including with AI-assisted methods;
• store the feed on Partner's systems for the purpose of serving those products.

3. Conditions of display

• Attribution and link-back. Every displayed listing identifies the publishing landlord or manager as the source and links to the source URL. Attribution may not be removed, obscured or replaced.
• Lead routing. Enquiries on a listing route to the source listing or the contact details it publishes. HousingFeed does not intermediate leads.
• Photos. Photos are displayed by reference to the URLs supplied in the feed. Partner does not re-host, alter or watermark photos. If Partner requires local caching for performance, it is agreed in writing.
• Freshness. Partner displays only records whose status is live and whose last-verified date is within the freshness window agreed in the order form (default: 7 days). Records marked delisted are removed from display on Partner's next sync.
• Takedown. On a removal request received by either party from a source, HousingFeed removes the record from the feed and Partner removes it from display within 7 days. HousingFeed notifies Partner of takedowns in the feed itself.

4. Restrictions

Partner will not:

• resell, sublicense, redistribute or syndicate the feed or any substantial part of it, or make it available to third parties as a dataset or API;
• present the feed as Partner's own dataset, or white-label it to other platforms;
• use the feed to train, fine-tune or evaluate machine-learning models, other than models used solely to serve Partner's own products under section 2;
• combine the feed with other data in a way that removes attribution or breaks the link to source;
• use the feed to contact landlords or managers for any purpose other than an end user's enquiry about a specific listing.

5. Provenance and lifecycle

• HousingFeed maintains, for every record, the source URL, first-seen and last-verified timestamps, and delisting status, and delivers these fields in every export.
• HousingFeed verifies listings against their source on the refresh cadence agreed in the order form (weekly baseline; daily for live partners).
• HousingFeed keeps a per-source record of the collection method and any access restrictions declared by the source, and makes that record available to Partner on request for the sources in Partner's scope.
• Listings are provided as published by their source. HousingFeed does not warrant completeness, accuracy or continued availability of any individual listing, and provides the verification timestamps so that Partner can apply its own display rules.

6. Ownership

The Display Feed, its schema and its normalisation remain HousingFeed's property. Listing content remains the property of the publishing landlord, manager or their agents. Partner's own inventory, including listings submitted directly to Partner by landlords, remains Partner's property and is outside this agreement.

7. Delivery

• Format: JSON and CSV exports, plus API access for filtered pulls.
• Cadence: as agreed in the order form; every record carries timestamps so partial syncs are safe.
• Support: email support with a one-business-day response target.

8. Commercial structure

• Monthly licence fee, priced by geographic scope (metro, region, national, or country-level for international markets).
• Month-to-month, 30 days' notice by either party. Annual prepayment available at a discount.
• No minimum commitment for US scope. International markets are built to Partner's priority order and billed from the date each market is delivered.
• Fees are set out in the order form. Fees are exclusive of VAT and any applicable taxes.

9. Term and termination

• Starts on the date of the order form and continues month to month until terminated.
• Either party may terminate on 30 days' written notice.
• HousingFeed may suspend or terminate immediately on breach of sections 3 or 4. On termination, Partner removes Display Feed listings from its products within 7 days and deletes stored copies within 30 days.

10. General

• Each party is responsible for its own compliance with laws applicable to its business, including consumer and privacy laws in the markets where it operates.
• Neither party is liable for indirect or consequential loss; HousingFeed's aggregate liability is capped at the lower of the fees paid in the preceding 12 months or €25,000.
• Order of precedence. The order form prevails over these terms, and these terms prevail over HousingFeed's general terms of service, in each case only so far as they conflict.
• Governing law: the Netherlands. Courts of Amsterdam.
• This page is a summary of our standard terms, published for transparency. It is not an offer and creates no obligations until a definitive agreement is signed by both parties.
