What HousingFeed does

Two products run on one database and are kept apart on purpose, because they carry different rights.

What enters the Display Feed

• Listings read from the property manager's or owner's own website and leasing software.
• Only listings re-verified in the weekly check; confirmed delistings are delivered as removals.
• Never portal listings: display rights to those are not ours to grant.
• Removed before delivery: test rows, commercial premises, implausible rents, generated boilerplate and Fair Housing preference language.

How the data is collected

We maintain a registry of rental-source websites and identify the leasing software behind each one, so we can collect listings directly from the source. Today that covers 40,000+ manager and owner websites across 43 software families, from the small landlord's management system to the leasing sites of large operators.

Each listing gets a stable id, a normalised address with coordinates, rent in its own currency and in USD, and three timestamps: first seen, last verified and last read. Every export passes an automated pre-delivery check. The numbers and their definitions are public: coverage by state and metro and how listings are verified.

What makes HousingFeed different

   Licensed for display, not only for analysis

   The Display Feed comes with a written licence to show the listings, descriptions and photos in your product, with the manager named and linked. Property-data APIs such as RentCast, HelloData and Dwellsy IQ are built mainly for records, rent estimates, comparables and underwriting.

   Sourced from managers, not copied from portals

   Listings are read from the property manager's or owner's own website and leasing software. Portal listings are held for measurement only and never enter the Display Feed. A portal scraper gives you a collection workflow to run; paying to run it does not by itself give you a licence to republish what it collects.

   Removals delivered every week

   Every source is re-read weekly. Confirmed delistings arrive in a removed set, so a leased unit leaves your product instead of lingering. Each record carries three timestamps: first seen, last verified and last read. How verification works.

   Month to month, first 30 days free

   Each licence is quoted for an agreed scope, from one city to nationwide, and runs month to month with 30 days' notice. The free month starts when you first show our listings publicly. There is no per-request metering and no annual commitment.

   Open to products outside the MLS route

   Broker-authorised feeds such as ListHub and MLS IDX are built for qualifying publishers and brokers. HousingFeed licenses to apps, relocation services, nonprofits and other products that need rentals but do not qualify for those routes.

The team behind HousingFeed

HousingFeed is built by Iron Brands and Adriaan van Rossum in Amsterdam, and Iron Holding B.V. is the company behind it. Both are seasoned tech entrepreneurs, and the same people building the product handle customer questions and integrations. There is no sales layer.

HousingFeed began in July 2026 as a rental listings dataset on Apify and became a licensed feed when the first customers asked to show the listings inside their own products. The roadmap is set by what customers ask for.

How HousingFeed works

1. Tell us what you need. The locations and listing details your product needs, by email or the sample form.
2. Review a sample. Real records for your market, coverage details and a quote, usually within one business day.
3. Sign and integrate. A short order form for the agreed scope; the first 30 days carry no licence fee.
4. Receive weekly updates. CSV or JSON with added, changed and removed records; API delivery by agreement. Questions, corrections and takedowns go to the founders.
