A listing leaves the feed when its source confirms it is gone, never because a request failed. Every record carries first-seen, last-verified and delisted timestamps.
Every delivery includes added, changed and removed records, so partial syncs are safe. Takedown requests from a source are honoured within 7 days and flagged in the feed.
We find them with a registry of 160,000+ candidate sites and platform fingerprinting, read each at its own source, and keep reading it every week. New sources join the feed automatically.

Yes. Photos are displayed by reference to the URLs in the feed: the primary image, plus the gallery where the source publishes one. You do not re-host, alter or watermark them; local caching for performance is agreed in the order form.
Yes. Each listing is re-checked against its source weekly. When the source no longer lists it, the record is marked delisted and appears in the removed set of your next delta. A failed request never removes a listing; only the source does.
Not in the Display Feed. The manager-direct tier is whole units: apartments, houses, condos, townhouses. Room and shared-housing inventory we hold comes from portals and cannot be licensed for display.
It varies by source. Address, rent, source URL and last-verified date are on nearly every record; bedrooms, bathrooms and ZIP on most; size, photos, coordinates, availability and descriptions depend on what the manager published. The sample for your market shows the exact share before you sign.
Yes, daily verification is available for live partners and priced separately in the order form. Weekly is the baseline and what most partners choose.
We do not warrant completeness or accuracy; listings are provided as published by their source, with the timestamps you need to apply your own display rules. On request we disclose, per source in your scope, how it is collected and any access restrictions it declares, and you may exclude any source you do not want.
No, by design. Consumer portals and aggregators are excluded from the Display Feed and cannot be added to it. We hold portal data for coverage measurement and for the Data API only.
