A licensed feed of listings collected where property managers publish them, not scraped from a portal.
700,000+ listings from 75,000+ property-manager sites across 51 states. Measured 2026-09-14. Licensed for display with attribution and a link back to the source. Licence terms
The sample is the exact schema you would license; the integration you build against it is the one you ship.
Two ways to get rental listings into a product. Only one comes with the right to show them.
A copy of someone else's marketplace. Their terms forbid it, the leads are theirs, and the listings are only as fresh as the scrape.
Collected where the manager published the vacancy, normalised into one schema, re-verified weekly, and licensed to you for display with attribution and a link back to the source.
What the licence asks of you: name the manager as the source, link each listing back to its page, and send enquiries to the manager. No revenue share, no exclusivity. Read the standard terms →
We hold portal data for measurement and for the Data API. We do not license it for display; those rights are not ours to grant. Tried Zillow first? Why there is no Zillow rental API, and what to use instead →
Address and coordinates, rent, bedrooms, bathrooms, size, availability, photos, description, amenities, property type, the manager's own listing URL, when we first saw it and when we last verified it.

Provenance, takedown and attribution are defined in the Display Feed licence terms.
Thousands of listings in your metros on day one, without signing property managers one at a time. Bay Area: 10,844 rows delivered in one schema.
Relocation, employer housing, student, fintech. Rentals become a feature, not a data operation.
Add a market to your order; the feed arrives in the schema you already ingest, usually the same week.
Displayable listings in the twelve largest metros, verified at the source within 30 days. Measured 2026-09-14. Type any state or metro into the market check above for its count.

In the feed: listings property managers and owners publish on their own sites and leasing software, from the small landlord's management system to the leasing sites of large operators.
Not in the feed: anything that originates on a consumer portal, including units individual landlords list only there. In some coastal, condo-heavy metros that is most of what a portal shows, and manager-direct coverage is thinner. Your market check and your sample show the real number before you decide.
Within one business day: a real export for your cities in the schema you would license, the displayable-listing count and field coverage for your geography, and the price for that scope.
You will have the export and the coverage numbers within one business day.
Most teams book a short call to walk through coverage for their exact ZIPs, field completeness, and how the weekly deltas fit their stack.

From $300 a month for a metro, quoted per scope on your sample. Regional and national scopes are priced on the same basis. Month to month, 30 days' notice, the first 30 days free once you decide to integrate. No revenue share, no exclusivity.
Type any state or metro into the market check at the top of this page for the current displayable count. Your sample gives the exact number for your ZIPs and the share of records with photos, coordinates and availability.
Yes, in your own consumer-facing products, with attribution and a link back to each listing's source page. The standard licence terms are public and versioned.
From the websites and leasing software where property managers and owners publish their own vacancies: property-management systems, leasing-site builders, owner websites. We read each listing at its source and keep reading it every week. Consumer portals are never in the Display Feed.
Each listing is re-checked against its source weekly. When the source no longer lists it, the record is marked delisted and appears in the removed set of your next delta. A failed request never removes a listing; only the source does.
We hold portal data for coverage measurement and for the Data API, and we do not license it for display: those rights are not ours to grant. The Display Feed is manager-direct only, by design.
One schema, delivered as CSV, JSON or API, with a stable id per unit and weekly added, changed and removed records. Teams with an existing listing model are usually showing records within a week of the sample. The rental listings API page walks through the mechanics.
Yes. Add it to your order and it arrives in the same schema, usually the same week.
Yes. Photos are displayed by reference to the URLs in the feed, the primary image plus the gallery where the source publishes one. You do not re-host them.
Address, rent, source URL and last-verified date are on nearly every record. Bedrooms, bathrooms, ZIP and size on most. Photos, coordinates, availability and descriptions vary by source. Your sample shows the exact share for your market before you sign.
The Display Feed is United States today. The Data API also carries portal-derived data for 30 countries, for research and internal use.
No. The licence covers display in your own products, with attribution and a link back to each source. Resale, sublicensing and white-labelling are excluded.
Need the whole database for research or internal tools, portals and 30 countries included? That is the Data API, pay per row, no display rights.
