Not in the feed: anything that originates on a consumer portal, including units individual landlords list only there. In some coastal, condo-heavy metros that is most of what a portal shows, and manager-direct coverage is thinner. Your market check and your sample show the real number before you decide.

From the websites and leasing software where property managers and owners publish their own vacancies: property-management systems, leasing-site builders, owner websites. We read each listing at its source and keep reading it every week. Consumer portals are never in the Display Feed.
Each listing is re-checked against its source weekly. When the source no longer lists it, the record is marked delisted and appears in the removed set of your next delta. A failed request never removes a listing; only the source does.
We hold portal data for coverage measurement and for the Data API, and we do not license it for display: those rights are not ours to grant. The Display Feed is manager-direct only, by design.
One schema, delivered as CSV, JSON or API, with a stable id per unit and weekly added, changed and removed records. Teams with an existing listing model are usually showing records within a week of the sample. The rental listings API page walks through the mechanics.
